1. When is a building permit required?

A building permit is required to construct, reconstruct, alter, repair, remove, or demolish any 1 and 2 family dwelling or accessory structure (including swimming pools, earth migration, etc.).

2. Where do I get a copy of my certified plot plan?

• A copy should have been received at the time of your closing


• Your bank that holds your mortgage may have a copy


• If previous work was done to your home, the Building Department or Engineering Department may have one


• Last resort - you may have to call a land surveyor to obtain a new one

3. Can a homeowner pull their own building permit?

Yes, only once a homeowners exemption form is pulled, stating that you meet the definition of a homeowner.

4. Can a homeowner pull their own electrical permit?

No, only a Massachusetts licensed electrician can obtain an electrical permit.

5. Can a homeowner pull their own plumbing and gas permits?

No. A person must be licensed by the Commonwealth of Massachusetts to perform plumbing and/or gas work.

6. How do I obtain a variance and/or special permit if one is needed?

A letter of intent must be submitted with a complete detailed description of work to be proposed (please contact the Building Inspector to see if plans and/or a certified plot plan may be required with submittal.)

7. When is a plot plan required?

If any structure / living space is added to the property.

8. What can I do about building setbacks?

You will need to stop by the Building Department and speak to a Building Inspector. You will need to bring a copy of your certified plot plan and any other information pertaining to that lot (e.g., deed of property) for a proper determination to be made.

9. Are in-law apartments allowed?

In-law apartments are only allowed by special permit by the Zoning Board of Appeals. If the board approves the in-law apartment, the special permit goes with the owner who applied, not the property.

10. What is the procedure for starting a new business in town?

You must first come into the Building Department and fill out a business use approval form to verify that the intended business is approved for that zoning district.

11. What is required to put a shed on my property?

Permits are required to construct a shed on a property.  Any shed with a gross square footage of 100 or less may be placed in the side or rear yard of a lot with a 7’6” side set-back and 10’ rear set back.  Shed with a gross square footage over 100 square feet require a 15’ side set-back and 20’ rear set back.
